Commercial Real Estate Development
Our commercial real estate development projects are central to our overall efforts to revitalize the South Bronx and have served to create jobs, attract new businesses and residents, and facilitate our business assistance programs. To date, we have successfully created over 120,000 sq ft. of
industrial space, 38,000 sq ft. of commercial space and nearly 100,000 sq ft. of office space.
We have spearheaded the rezoning of neighborhoods, including Morrisania and Bruckner Boulevard, where outdated zoning plans restricted development. Our zoning initiatives have created the opportunity for the private sector to develop integrated residential, commercial and industrial development projects. Examples of our completed projects include:
Wendy’s Restaurant
Jerome Avenue and West 170th Street
We developed a formerly unused Parks Department Comfort Station into a new Wendy’s Restaurant. Many architectural details from the old comfort station have been preserved to lend to the overall aesthetic of the new restaurant enclosure. This project serves as a model for future Parks Department projects.
SoBRO Center
Mott Haven
The 70,000 square foot development turned a formerly vacant department store into commercial and office space. The second floor of the building now houses all of SoBRO’s programs.

Morrissania
This 165-unit “green” affordable housing development complex will incorporate 30,000 sq ft commercial space.
On-the-Side Restaurant
Port Morris
The 2,000 square ft. abandoned structure is being developed into a diner-style restaurant and catering facility that will train employees for the food service industry.
